The land use of warehouse/distribution has emerged as the market sector for the most growth this past year and for the foreseeable future. Over the past decade, this land use has changed in both the way such facilities operate and their traffic generation and patterns. What once was a land use simply described as “warehouse” has been segmented to include not only storage type warehousing, but also high-cube (automated) buildings, fulfillment centers, parcel hubs, cold storage, and last mile distribution. Each of the uses and even each individual user of such facilities has very specific traffic characteristics.
