Costco Wholesale Corp. retained TPD for the development of a 170,000 square foot warehouse and a 32-vehicle position fuel facility on a site previously occupied by an older shopping plaza.  The Pensacola location is the second Costco located along the Florida Panhandle.  

TPD services included the preparation of a detailed Traffic Impact Study that was reviewed and approved by FDOT District Three and Escambia County.  The site access design was developed to include multiple driveways along East Nine Mile Road (US 90 Alt) and Chemstrand Road as well as an interconnection through an adjacent commercial property that provided access to a signalized intersection along the state highway. The project successfully maintained multiple existing outparcels along the East Nine Mile Road (US 90 Alt) site frontage which are separately operated.  TPD assisted with the design and permitting of the site access and offsite improvements, including modification of two signalized intersections.
